MAINTENANCE

Maintenance Services
Our office is equipped to manage all maintenance concerns. At the time of the occurrence our office staff drafts a work order and emails the owner the concern. Maintenance and repair fees will vary depending upon the nature of the repair or improvement. Any repairs over $100 will be subject to owner approval. For minor repairs (repairs less than $500.00 in total cost) a single bid will be obtained by Paradigm Real Estate (the “company”) and the repairs will be performed. We are very concerned about cash-flow for our Owners and use only qualified and competitive repair men. For any major repairs (repairs exceeding $501.00) at least two (2) bids will be obtained. The lowest bid and most qualified will be accepted based on Owner discretion. There will be a ten percent (10%) fee added to all repair bills in excess of $500.00 per unit that have multiple line item repairs in a given month. This is the Company’s cost for managing the maintenance and granting use of company accounts.

Fall/Spring Maintenance
Every Spring and Fall we perform a preventative maintenance on all of our properties. We allow any Owner to take care of these either themselves, through our company, or with a qualified maintenance company. If our company is use, the Owner will be assessed a fee two (2) times per year, fall and spring, for regular inspection/maintenance on all properties and units. These services will include inspections/maintenance of the following; swamp cooler/AC, furnace, smoke/CO detectors, secondary water, lawn, and sprinkler systems and windows will be serviced, including materials, according to individual needs.
