Eviction Services
Evictions are very serious to our company. Due to our screening practices we have had very few
evictions of tenants that we have put into properties. We have had the misfortune of properties that
have come already occupied needing these services extensively, therefore we are well practiced and
have excellent processes in place.
Evictions occur when a tenant violates their contract and we cannot come to terms on any arrangements.
Some examples of reasons for eviction are:
1. The tenant is late on rent and cannot be contacted for 15 days.
2. The tenant is late on rent and makes arrangements but breaks arrangements more then once.
3. The tenant becomes more then 30 days past due regardless of arrangements.
4. Any criminal activity at the property.
5. Any unauthorized individuals occupying the property.
6. Any damage to the property.
7. Improper care of the property.
We can, on many occasions, get the bad tenant out within weeks of starting the process. All services
are handled by Lebaron & Jenson, P.C. The charge to initiate an eviction (file the summons and complaint)
is $300.00. If the tenant(s) remain at the property after serving of the summons and complaint, an
additional fee of $300.00 will be required (plus service and lockout fees for the Sheriff or Constable’s
office). The Owner will be required to fill out and sign a separate attorney-landlord agreement to retain
Lebaron & Jensen, P.C.
